The stages of conveyance of a Contract
Selling:
- The contract of sale is received from the seller or their agent
- We peruse the contract and advise you of your rights and obligations and offer you independent advice
- We conduct a title search
- We advise you of any conditions that you or the buyer need to meet, and ensure all contract conditions are satisfied before proceeding
- Once the offer is unconditional, we prepare for settlement
- We attend settlement in Hervey Bay area (or arrange Town Agent to attend), and advise you when settlement is completed
- Where necessary, we attend to any post-settlement requirements
Buying:
- We peruse the contract and advise you of your rights and obligations and offer you independent advice. This includes calculating due dates. We can also advise you of any concessions you may be eligible for (e.g. first home concession, home concession etc.)
- We order the necessary searches for the buyer and peruse them and advise you on your rights, once you sign the relevant form and place money in our trust account
- We advise you of any conditions that you or the seller need to meet, and ensure all contract conditions are satisfied when they fall due
- Once the offer is unconditional, we prepare for settlement. We work with your financier to confirm the amount being borrowed and that they are ready for settlement, and prepare the settlement statement which shows the total funds required from the buyer at settlement
- We attend settlement in Hervey Bay area (or arrange Town Agent to attend), and advise you when settlement is completed
- Where necessary, we attend to any post-settlement requirements
FEES & COSTS-
- We offer a fixed price conveyancing service for SALE of a house, unit or vacant land of just $750* ** for professional fees. *Plus searches. **Conditions apply, if we are required to do extra work (such as attending to requests -by either party- e.g. for extensions of dates for conditions or settlement) then the time to manage extra work involved we will charge at our usual hourly rate.
- We offer a fixed price conveyancing service for BUYING of a house, unit or vacant land for just $1,050* ** for professional fees. *Plus searches. **Conditions apply, if we are required to do extra work (such as attending to requests -by either party- e.g. for extensions of dates for conditions or settlement) then the time to manage extra work involved we will charge at our usual hourly rate.
Non-Standard/Complex Conveyancing assistance- extra costs apply
We only charge the actual cost of searches and clients pay the amount charged to us by the authority. We try to ensure that quotes for the specified searches are correct, however authorities may alter the cost of their searches without notifying us. Standard searches includes a title search; other optional searches and outlays as directed by you.
